Interest = Balance × monthly rate; Principal = Payment − Interest; Balance −= Principal

Example: On a 20-year loan, an extra 500 a month can remove several years and a large slice of interest.

Questions people ask

Why is early interest so high?

Interest is charged on the outstanding balance, which is largest at the start. As the balance falls, more of each payment goes to principal.

Are overpayments always worth it?

Usually, if your loan rate is higher than what savings earn you after tax — but check for early repayment penalties first.

Can I see yearly totals instead?

Yes, switch the table to a yearly view to keep long mortgages readable on a phone.
